A professional virtual tour in Nigeria costs ₦100,000 and covers up to 10 spaces. Larger properties pay a per-space rate beyond that. One payment — hosting is included, and there are no monthly fees.

Most virtual tour pricing you'll find online is either foreign (quoted in dollars, for markets with different costs) or hidden behind a "request a quote" form. Neither helps you budget. The unit that matters: a "space"

Virtual tours aren't priced by square metre or by hour — they're priced by spaces. A space is one shot location: a bedroom, a living room, a reception, a corridor worth showing, a pool area, a kitchen. Each space is captured as its own 360° point that a viewer can stand in and look around, and the spaces are linked so the viewer moves through the property the way a visitor would.

This is why a "how much for my property?" question always becomes a "how many spaces?" question. Two properties with the same floor area can need very different space counts depending on layout and what's worth showing.

What moves the price up or down

Space count is the only real lever. The shoot doesn't cost more because your property is premium, and there's no surge for location within Lagos. A few practical notes from properties we've shot: corridors and stairwells only count if they're worth showing; exteriors and compounds usually add one or two spaces; and very large open areas (a big event hall) sometimes need two points to cover well — all of this is agreed in the space count before the shoot, not discovered after.

Is it worth it?

The honest framing for a shortlet: ₦100,000 is one to two nights of bookings in most of Lekki or Victoria Island, for an asset that works on every enquiry afterwards — sent once instead of photos one by one, enquiry after enquiry. For hotels, the tour does its work on booking pages and Google profiles, where guests compare you against properties showing flat photos. The property that feels real wins the booking.
